The project and vision, a kitchen remodel for optimal return.
We are currently working on a rehab project for a listing coming up in the Indian Trail Ridge area of Spokane. The house is in a great location with lots of square footage, but it is dated!
So we were tasked with determining where is going to be the best bang for the buck to get this property up to snuff. Naturally we started with the kitchen.
Here is what we decided;
-Replace white appliances with stainless steel appliances the cost is not much more than alternatives and it gives the appearance of a high end or commercial kitchen.
-Stick with quartz counter tops the same grade of granite comparable is the same price per sq foot, this also opens up an additional marketing feature since quartz is in for 2017!
-Install stainless pulls over knobs, pulls bring out the lines in the cabinets and boost the appearance of a chef style kitchen.
-Opting for beige 16″ tile vs 24″ also saved a few pennies and will still keep the high end feel of the kitchen.
-Sticking with the upgraded subway tile backsplash we don’t want to cut corners here to maintain the modern look and feel of this remodel.
In the end there were a few areas to cut corners and others that we had to stand firm in order to keep the modern look and feel. We can all appreciate staying on budget but to get money back out of a remodel you don’t want to make things look cheap, buyers will see right through that!
Photo is of the before pic and the after vision, once completed we will do a larger write up and get this puppy listed!

"My husband and I were house hunting, starting out without a realtor. We came across a house being sold by EvoReal, so we called the list agent to get more info. A couple days later we received a call from Jennifer, the selling agent from that company. We talked for about 20 minutes about the house, short sales, and the process of buying a house. This was all information we knew nothing about. We set an appointment to look at the house with Jennifer, and she even planned out a couple more houses for us to look at in the area. We quickly formed a connection, and asked Jen to be our realtor. From the get-go she was so professional, friendly, specific to our needs, and hard working to find us the perfect house. I know she spent hours doing research, making phone calls and appointments, and taking time during the week to show us houses. Even when we got frustrated, she kept us positive, and wouldn't give up until we were satisfied. She was never pushy, and never pressured us into going faster than we wanted in the process. Finally we found our house, and she never once complained when we wanted to look at the house several times just to "make sure." Jen became a friend to us, and we enjoyed our evenings driving around Spokane, looking at houses and getting to know each other. She was there every single step of the way, and I don't know how we could have done it without her. I would beyond a doubt recommend her to anybody that is looking to buy a house, first time, or not. She will work hard to make you happy! We are so glad that fate brought us together.
